Why rent from Crown Management?

As a prospective tenant, you want to know what kind of service you can expect when you lease from us.

You can be assured that you will receive the best possible service from Crown Management. We make it easy for tenants to apply for a rental property, pay rent, and submit repair and maintenance requests through our convenient online portals. We pride ourselves on our tenant service, and consistently strive to make things easier for you.

We are also very proud of our beautiful units. Almost all of our apartments and houses have been upgraded with designer amenities such as wood flooring, stainless steel energy-star rated appliances, custom cabinets and counters, pendant lighting, tiled bathrooms and our signature river-rock accent walls. We want you to love your new home.

Policies

Processing is normally completed within 6-12 hours, however it can take longer if a complication arises. Applications will be denied if any information is found to have been falsified. Once approved, each applicant must sign the lease within the time specified in the Option to Rent contract and be fully responsible for the lease, rent or any fees due.

APPLICATION PROCESS:

Thank you for your interest in renting a property. The following guidelines were written to inform you of our basic rental practices and to assist you in processing your application in the most timely and efficient manner possible.

Each applicant 18 years of age and older must complete a separate application and pay the non-refundable application fee of $37. The application fee is collected by credit card when you submit your application online. If your application is dropped off in person or faxed, you may pay your application fee with a cashier’s check or money order made payable to Crown Management. Upon receipt of the signed application and application fee, we will begin processing the application for approval. All information on the application is subject to verification. It is strongly recommended that you view the unit before applying.

Additional applications will continue to be processed until the approved applicant has signed either a holding deposit agreement or a lease, and paid any amounts due at that time.

GENERAL REQUIREMENTS:

Applicant(s) must be a minimum of 18 years of age. Positive identification with a picture will be required. Applications for residency are reviewed and a determination of approval or denial is made based on the criteria set out below.

INCOME/EMPLOYMENT REQUIREMENTS:

Gross monthly household income must equal two and a half times the stated monthly rent. Applicants must have legal, verifiable income. For employed applicants, current paycheck stubs are required. Self-employed applicants and independent contractors will be required to show proof of income through copies of the most recent tax return along with recent bank statements. Applicants with other forms of income (such as Social Security, retirement or investment income, welfare, disability, spousal and/or child support or other legal income) must provide verification of receipt of the income. Applicants who do not qualify on income may be accepted with a qualified cosigner (guarantor).

RENTAL HISTORY:

Denial of Application may result from the following: evictions, bankruptcies, liens, illegal activity on the premises, falsification of rental application, incomplete rental application, adverse or non verifiable rental history or a balance still owed to previous landlord.

CREDIT:

The minimum credit score for applicants is a FICO score of 700 or higher. Your credit history will be verified by a credit reporting agency. All information on the credit report is subject to verification, including previous address and place of employment, if applicable. Some items considered are: late payments or delinquencies, tax liens, charge-offs, repossessions, judgments and bankruptcies.

GUARANTORS:

All Guarantors must have a FICO score of 700 or higher. We take Guarantors for income but not for credit.

SHOWINGS:

Applicant should view the unit before applying. To schedule an appointment please contact us. We will try to work around your schedule. For the safety of our staff, no showings will be made after dark.

HOLDING DEPOSIT:

A holding deposit equal to the amount of the security deposit varies from property to property and must be paid in advance. Holding deposits must be paid by either a money order or cashier's check or online through our tenant portal.

LEASE SIGNING:

Once approved, you will be notified by phone or email and we will schedule a lease-signing appointment. All adults must sign the rental agreement and any accompanying documentation.

RENTS:

Crown Management sets rents based on current market conditions, the condition of each unit, and instructions from the property owner.

LEASE TERM:

One year leases are required for most properties. Please discuss the terms of the lease for any property you are interested in renting.

Neighborhood Guide

All of our units are located along the Coast in one of four beachside neighborhoods:
Pacific Beach, Mission Beach, La Jolla and Bankers Hill.

Here is a short guide to our local neighborhoods:

Pacific Beach

Pacific Beach, California or as the locals call it, PB- is one of San Diego's top destinations. It has everything- gorgeous beaches, fun shops & boutiques, and popular restaurants and bars.

There is so much to do in PB: bike, surf, walk the boardwalk, people watch at local cafes and coffee houses. Relax and enjoy PB's easy-going beachside vibe.

PB has a wonderful pedestrian boardwalk that runs for over 3 miles along the beach from the end of Law Street in the north down to Mission Beach. There are lots of local shops, bars & restaurants along the way. Pacific Beach is one of the main centers of nightlife in San Diego with a lot of the action centered on Garnet Street.

To the north, stretching from Law Street to La Jolla is the area known as North Pacific Beach or Baja La Jolla, which is more laid-back and quiet and is just steps from one of San Diego's most beautiful and renowned Surfing spots- Tourmaline Surf Beach.

Fun restaurants include: Enoteca Adriana, Costa Brava, Cass Street Bar & Grill & Leilani's Cafe.

Mission Beach

Mission Beach is the vibrant Southern California beach community located on the thin stretch of land between the Ocean and the Bay. South Mission Beach runs from the jetty to the Giant Dipper roller coaster at Belmont Park and North Mission Beach runs from the coaster up to Pacific Beach Drive.

Mission Beach is known for its great sand beaches and its wonderful Boardwalk that runs alongside the water for over 2 miles. On the other side of the strand is beautiful Mission Bay with its outstanding places to jog, bike, jet-ski and rollerblade. Other popular Mission Beach activities include surfing, sunbathing and relaxing at beachside hot spots. It is one of the best places in San Diego to catch amazing sunrise and sunsets.

After the sun goes down the beach is less crowded and Mission Beach takes on a new energy. You can take a romantic walk on the beach or visit one of Mission Beach’s local nightspots.

Fun restaurants include: Sandbar, Canes, the Wave House, Gringo’s and The Mission Café.

La Jolla

With miles of dramatic coastline and spectacular views, La Jolla has an appeal that is all its own, a special atmosphere. Each area of La Jolla has a unique character that sets it apart.

The south end of La Jolla is called "Birdrock," a charming neighborhood of mostly single family homes with lots of local shops, restaurants and coffee houses that help make it such a popular destination. Birdrock has two wonderful little parks-Calumet & La Jolla Hermosa that both have grassy areas and breathtaking views of the coast.

A little further north is Windansea Beach, with its iconic "surf shack," probably one of the most beautiful and romantic places to watch the sunset in the entire world. Windansea has a mixture of houses, cottages and apartments and is a premier surf destination.

The downtown area of La Jolla is called "the Village" (not to be confused with "La Jolla Village" which is actually in University City). With an upscale-casual vibe and an abundance of boutiques, galleries, restaurants, museums and stores, the Village is a popular tourist spot. It is also just blocks from the amazing La Jolla Cove, the most photographed beach in San Diego with curves and caves and a striking beauty. The La Jolla Cove is San Diego's top spot for kayaking, snorkeling and diving.

Further to the north are the Birch Aquarium at Scripps Institution of Oceanography, the Torrey Pines Gliderport and the world-renowned Torrey Pines Golf Course, a city-owned course with a breathtaking ocean view. At the very north is Torrey Pines State Reserve featuring fantastic seaside hiking trails and more spectacular vistas.

La Jolla is home to corporate research and development centers, the University of California, Scripps Institution of Oceanography, and the Salk Institute.

Fun restaurants include: Beaumonts, The Cottage, El Pescador, Brockton Villa and Zenbu Sushi.

Bankers Hill

Located just north east from Downtown, the historic Bankers Hill neighborhood is a mix of old Victorian mansions and modern apartments. It is flanked by beautiful Balboa Park to the east and part of Little Italy to the west, and many Bankers Hill units have stunning views of the park or San Diego Bay. It is considered one of San Diego’s most desirable locations.

Bankers Hill has a 'hill' in its name for good reason. The area is full of hills and canyons. Walking or biking is a great way to discover Bankers Hill which was San Diego's boomtown back in the 1890's. Fun things to explore in Bankers Hill include the old footbridges, like the Spruce Street Suspension Bridge near First Street that sways as you walk across the canyon. The views from the bridge are amazing.

Bankers Hill is sometimes called Park West because of its close proximity to Balboa Park. It is also home to some of San Diego’s finest restaurants, like the popular Cucina Urbana and Hane Sushi. Banker’s Hill is close to San Diego’s famous Gaslamp District, Petco Park and San Diego Airport.
